Nexus Realty Unveils New Project In Cebu

Offering and affordable luxurious way of living, Nexus Real Estate corporation has again introduced another project even only after a few years in the real estate industry.
Despite it being a new player as they started only in 2001, Nexus did not hold back their plans especially with the continuing support that their projects has reaped in Cebu.

Shanna Louise Lopez, Assistant Vice President for Nexus Real Estate said that they are very optimistic with how their new project, The Villagio, will be received by the public especially with its very good location.

The Villagio is a 2.3 hectare property developed by Nexus in San Fernando Cebu which adopts a contemporary Italian Village. Lopez said that they have already developed nine projects but The Villagio is so far their third major project on residential house and lots since they initially started off with pocket projects like selling and building house and lots in prominent subdivisions.

According o Lopez, They had a very good feedback on their first few projects, which led them to have a bigger projects like the Consolacion Valley in Lamac Consolacion, North of Cebu and Pacific Village in Linao, Minglanilla. Presently, Nexus is completing Kamalaya residences in Minglanilla, which Lopez said has already 90 percent of the units sold.

Lopez said that they had a good year for 2009 despite the financial crisis given the number of buyers they had with a lot coming from Overseas Filipino Workers, young professionals and growing families.

With a lot of real estate companies mushrooming all over the city, Lopez said that they still sell a lot of properties since a lot of people see the edge of their houses and their properties from others,

Lopez said that for the Villagio, they are confident that the property being in San Fernando would have a lot of advantage being the only real estate development in the area.

Jo Jamero, the marketing director of All real estate realty, the marketing arm of the project, said that the Villagio is just minutes away from the schools, market, municipal hall, church, police station and the beaches which makes it very convenient for the residents. This is on top of the services to be offered inside the community like the basketball court.

Developer Focuses On Middle-Range Market

Since not a lot of developers are concentrating on the middle-range real estate market, Nexus Real Estate Corporation is targeting this specific segment looking at it as a growth area in Cebu’s continually thriving real estate industry.

In a interview with Shanna Louise T. Lopez, Nexus Real Estate Corporation’s vice president for operations, she said that since owning a house is still a basic neccessity, they have not yet notice a decline of their sales despite the economic recession.

“We can say that our operation has not been affected with crisi because so far we still do well in terms of sales. A house is still a basic need and people will always find their own place to stay,” said Lopez.

She said taht they have noted that the market prefers pocket developements so they saw a huge market for middle-cost housing. Currently, Nexus Real Estate Corp. is marketing its Kamalaya Residences in Tunghaan, Minglanilla which will have an open house this month after model houses have been constructed.

The project is 30 percent sold and is composed of 31 units for its phase one and 80 units for its phase two. This May, Nexus will already start the construction of its Villagio de Dolce Vita project, another middle-cost housing project which will have 300 units.

Lopez said that they are currently pursuing middle-cost housing projects because they see immense growht potential in this market segment especially in these times of global recession.

She said that their units range from P1.5 million to 3 million pesos specifically catering to the middle-end sector. She revealed that due to the anticipated economic slowdown, they have decided to put on hold their high-end development called Coral Point in Mandaue with units that would range from 6 million to 8 million pesos.
“There is definitely a market for middle cost projects especially ready for occupancy units. We also do not feel much competition in this segment because not a lot developers venture into it so we see this as a big market. As a developer, we do not want to go low as we want to keep our quality and standard”, said Lopez
To caution their company against the positive negative impacts of the economic recession, they have started to keep their costs down although they still use high quality materials making their houses look high end but at a mud-range price, she added.

Lopez said that the phase of take-outs is still almost the same as last year’s so they still did not see a direct effect of the crisis to their business. She said that the profile of their market is concentrated 80 to 90 percent on overseas Filipino workers and their families.

“We were lucky to get the OFW markets that were not affected by the displacements abroad so our sales have not been affected. Here in Cebu, the market is still there and there is still no slowdown,” she said. She said that as an area for development, Cebu still have more rooms for growth because its real estate market is still far from congestion,

The continues viability of Cebu as an area is the reason why Nexus continue to be bullish in doing real estate developments in the area, in fact, Lopez revealed future plans to do a resort development in Bantayan but this will take off after another five years when the economy is already stable,

The company is also eyeing to venture into developing retirement homes as well as other areas in Cebu province.

Target: The OFW Market

Cebu-based company Nexus Real Estate Corp. Has been building and selling property since 2001.

Overseas Filipino Workers (OFWs) are their primary target for their products raging from social housing to high-end residential areas, said vice president for sales and marketing Shanna Louise Te Lopez.

“We’re positioned in the middle cost market.It’s the price range that PFWs can afford. Based on past developments, 90 percent of our clients are OFWs or Filipinas married foreigners,” she told Cebu Daily News.
The company’s decision to reach out to more OFWs is supported by solid reasons.

OFW remittances reached $16.4 billion in 2008, an increase of 13.7 percent from the $14.4 billion generated in 2007, according to Iluminada Sicat, director of the Department of Economics Statistics of the Bangko Sentral ng Pilipinas, in a recent economic briefing in Cebu.

New Real Estate Company Develops Housing Community In San Fernando

A NEW player in Cebu’s real estate industry is introducing to investors, workers, foreign spouses and residents in the southern part of the province a new housing community in San Fernando, Cebu.

Nexus Real Estate Corp. launched Tuesday night The Villagio, a 2.3-hectare property with four unit models (Bernini, Palladio, Caracaggio, and Palazzo Rosita) designed to serve the potential market in San Fernando, Naga, Carcar, and other towns in the south.

Nexus Real Estate executive vice president Shanna Lopez observed that there are not many real estate developments beyond Minglanilla.

This prompted the company to start building homes in the southern countryside, said realtor Jo Jamero of All Real Estate Realty, the marketing arm of Nexus Real Estate.

He pointed out that putting up a development in San Fernando is advantageous, given the town’s small population and the cheap cost of living. He added that the municipality also poses a future as an industrial zone with high employment rate,

The launching of the Villagio, Nexus Real Estate’s ninth and lates project, signals the start of pre-selling the project’s 180 units. Units are expected to be turned over to the owners in February 2010.

“One of our selling points is that the units are expandable. They are also totally livable when purchased,” said Jamero.

The prices of the units range from P900,000 to P1.4 million. Buyers have the option to pay their down payment in 24 months without interest. Free appliances are also available for early buyers.

Jamero said the Villagio appeals to all market classes and makes a good retirement project for local and foreign retirees.

He added that real estate is always a good investment because the value of the land always goes up.

The amenities of the Villagio include a basketball court, mini-gym, playground, concrete roads, water tank, and underground sewage system with ready water and electricity connection, among others.

Nexus Real Estate started constructing the Villagio this year. It is its biggest project so far. The site development was completed in the early part of 2009 while construction of model houses started two month ago. The Bernini unit is now ready for viewing while the others are nearly complete.

Established in 2001, Nexus Real Estate started selling subdivided lots in several subdivisions in Cebu City.

Some of their previous and present projects include mid-scale community Consolacion Valley in Lamac, Consolacion; Pacific Village in Linao, Minglanilla; and the Kamalaya Residences near the South Road Properties.
