30th International Coastal Cleanup

September 19, 2015 – Nexus Real Estate Corp. joins the 30th International Coastal Clean Up organized by the Department of Environment and Natural Resources. NREC donated various clean-up equipments as well as 1000 sacks to the volunteers of different group and offices. Together with several government and private sectors, NREC cleaned up the Butuanon River in Mandaue.

The orchestrated coastal clean-up of esteros, waterways, rivers and creeks is hoped to inspire and empower local communities to achieve a cleaner and healthier environment.

As for her edge in a male-dominated industry, she says it’s her femininity that allows her to give a labor of love to her homeowners by focusing not just on the structural and engineering technicalities of her projects, but the design details as well. This yields houses that exude warmth and coziness that most homeowners look for.

As chief executive officer of Nexus, Shanna leads by example. She creates a vision for the company and works every day to make it a reality. She motivates her employees to give it their best in what they do so that their customers get nothing but the best products and services. She admits being inspired by rags-to-riches stories and people who strive to make a difference in the world however little the means. She also looks up to the likes of chairman Roberto Ongpin, who has made an iconic development that is the island paradise Balesin. Her biggest inspiration though, is her mother and mentor who raised her to be who she is today.

Nexus Real Estate Marks Entry into Vertical Developments

Amandari recently breaks ground in Barangay Lawaan, Talisay City, Cebu and unveils project scale.

Shanna Louise Lopez, chief executive officer of Nexus Real Estate Corporation, described Amandari to be “first of its kind eco-conscious mixed-use residential development in Cebu.”

It is seen as an iconic multi-tower residential development master planned and designed by ArchiGlobal, one of the country’s top architectural firms.

It sits on a 2.9-hectare prime property, further described to be a pioneer in 21st century resort living in southern Cebu with strong eco-conscious elements, like dedication of 70 percent to open spaces. Says Architect – Torres, Amandari “is artfully interspersed with modern Balinese aesthetic, upturned roofs, Hindu elements.”

The Antara residential buildings will feature an innovative boomerang design, which is earthquake-proof and guaranteed to allow unobstructed flow of crisp mountain air and clear city views from each unit.

Why Amandari is a good investment? Says Lopez it is strategically located, has freedom of space and value for money, and that it espouses green living.

Amandari is located five minutes away from South Road Properties. It is set on land with more open spaces to allow for more outdoor activities as well as utmost functionality of residential units. The low-density units are available in easy-to-own payment terms and options to choose from, and that development will employ use of solar lighting, sustainable approach to development so residents can “live green.”

Environmental responsibility and resource efficiency in developments inspire Amandari to take serious commitment to having a water catchment basin of which rainwater will be harvested fro landscaping and irrigation. Solar streetlamps will also be considered to light the development at night.

Studio units are approximately at 24 square meters; two-bedroom units at 57 square meters, one-bedrom corner unit at 35 sqm, and one-bedroom at 37 sqm distributed in five buildings. Lopez confirmed that 70 percent of the first 158-unit building is already sold.

“Thanks to Flaminia Realty, Leuterio [Realty] and BG [Realty]. The first people I saw when we started eight years ago are still the same people we are working with to make Amandari come true,” Lopez acknowledged.

A 6.5 percent commission rate is in the offing for agents/brokers who can sell over 25 units, this was one of the enticing packages laid out to the sales force. Aside from that, sale of over a hundred units would earn for the agent/broker a brand new car and a chance to join international sales roadshows not only in Asia but in the USA and Europe as well, Nexus Real Estate Corporation vowed.

This is the flagship project of Nexus in the mixed-use residential and recreational development in Talisay, or a stone’s throw from the SRP seen as the next commercial, IT and lifestyle destination of Cebu.

The entire development will feature a commercial strip, five mid-rise residential condominiums ranging from eight to 12 levels with bigger-than-average unit sizes per floor. Schedule of delivery of first tower is by 2018, to put it on a conservative time frame, Lopez stressed. “It will truly be a game changer in the way Cebuanos live and play, and an iconic reminder of our world-class sensibilities,” she further enthused.

Amandari means “peaceful spirits” in Balinese.

Sugba Sugba Lingaw Lingaw: A Mid Year Recognition with Our Top Sellers

A whole day full of sun, sand and lots of fun was spent at the Karancho Beach Resort last July 18, 2015 as Nexus Real Estate Corp. held its mid-year awarding ceremony for the first half of 2015. Although it was an awarding event, the day was not only dedicated to recognize all the top sellers for the first half of 2015 but to foster camaraderie and to enjoy a day in the beach with a delicious seafood lunch and exciting games.

Dressed in their colorful beach outfits, everybody participated in traditional beach games such as tug-of-war, fill-the-cup, Bring Me, and a very electrifying “dance off” competition to the tunes of the hottest trending music of 2015, Twerk it like Miley and Watch Me Whip/Nae. The day ended with each participant taking home power banks, usb flash drives, cash and gift certificates as prizes and raffle items.

Developer sets aside P20M for projects

A new player in the property development industry has set aside P20 million for capital expenditures (capex) for its two projects this year. Nexus Real Estate Corp. executive vice-president Shanna Te Lopez said the capex will cover the development of two residential projects, The Villagio in South Poblacion, San Fernando and the phase two of Kamalaya in Minglanilla.

The Kamalaya development will start in December this year. It is a residential project that will house 50 units. The Villagio, which was launched last Saturday, is a 2.3-hectare project that has a total of 187 units.

Biggest so far
Lopez said the company spent P12 million as initial investment for the project.

“This is the biggest development so far,” she said, noting that the company started selling only subdivided lots and building houses in several of Cebu City’s prominent subdivisions in 2001.

She said the Villagio offers the best return on investment in the south since it is the only real estate development serving Naga, San Fernando, Carcar, Sibonga and other towns in the south.

The Villagio is modeled after a contemporary Italian village. It has four housing units namely Bernini, Palladio, Caravaggio and Palazzo Rosita.
Lopez said the development caters to the middle-class market. The prices range from P990,000 to P1.5 milliion.

Bernini is a two-bedroom single detached unit that has a floor area of 50.3 square meters (sqm.) and 120 sqm. lot area. The unit is designed for retirees and growing families.

Palladio is a two-bedroom duplex unit with a lot area of 60 sqm. and floor area of 44 sqm. This house unit is ideal for start-up families.

Caravaggio, on the other hand, is a row house unit. Each unit has a lot area of 60 sqm. and floor area of 44 sqm. It has two bedrooms, one toilet and bath and a carport.
Palazzo Rosita is a two-storey cluster of five units. This expandable unit has a floor area of 120 sqm. and a lot area of 90 sqm. Each unit has three bedrooms.
The Villagio also has amenities like a basketball court, mini-gymnasium, playground and chapel.

Nexus Real Estate Corp. marketing manager Vincent Fortez said the company sold about 10 units, mostly Bernini model units, during the pre-selling period.
Lopez said they are optimistic of faster sales take-up, especially with the development being marketed as a retirement haven and residential area in the south.

Villagio: Summer Barbeque Openhouse
