Developer sets aside P20M for projects
A new player in the property development industry has set aside P20 million for capital expenditures (capex) for its two projects this year. Nexus Real Estate Corp. executive vice-president Shanna Te Lopez said the capex will cover the development of two residential projects, The Villagio in South Poblacion, San Fernando and the phase two of Kamalaya in Minglanilla.
The Kamalaya development will start in December this year. It is a residential project that will house 50 units. The Villagio, which was launched last Saturday, is a 2.3-hectare project that has a total of 187 units.
Biggest so far
Lopez said the company spent P12 million as initial investment for the project.
“This is the biggest development so far,” she said, noting that the company started selling only subdivided lots and building houses in several of Cebu City’s prominent subdivisions in 2001.
She said the Villagio offers the best return on investment in the south since it is the only real estate development serving Naga, San Fernando, Carcar, Sibonga and other towns in the south.
The Villagio is modeled after a contemporary Italian village. It has four housing units namely Bernini, Palladio, Caravaggio and Palazzo Rosita.
Lopez said the development caters to the middle-class market. The prices range from P990,000 to P1.5 milliion.
Bernini is a two-bedroom single detached unit that has a floor area of 50.3 square meters (sqm.) and 120 sqm. lot area. The unit is designed for retirees and growing families.
Palladio is a two-bedroom duplex unit with a lot area of 60 sqm. and floor area of 44 sqm. This house unit is ideal for start-up families.
Caravaggio, on the other hand, is a row house unit. Each unit has a lot area of 60 sqm. and floor area of 44 sqm. It has two bedrooms, one toilet and bath and a carport.
Palazzo Rosita is a two-storey cluster of five units. This expandable unit has a floor area of 120 sqm. and a lot area of 90 sqm. Each unit has three bedrooms.
The Villagio also has amenities like a basketball court, mini-gymnasium, playground and chapel.
Nexus Real Estate Corp. marketing manager Vincent Fortez said the company sold about 10 units, mostly Bernini model units, during the pre-selling period.
Lopez said they are optimistic of faster sales take-up, especially with the development being marketed as a retirement haven and residential area in the south.
Nexus Tree Planting

Twenty-six mahogany tree seedlings were planted by the team, which commits to nourish the seedlings on a regular basis.

A young woman ditches a dream, finds the entrepreneur’s playground
Shanna Louise Lopez once fancied having the lawyer’s letters next to her name. She saw herself blazing through court rooms, winning cases one after the other all dolled-up in her signature stilettos.
She studied legal management at Ateneo de Manila University with the intent to chase that ambition. Yet upon returning home to Cebu after graduation, the aspiring lawyer found herself trailing a different career route.
Quoting a colleague, Shanna said: ” Once you get into the market, you can’t leave.”
Instead of having the ‘Atty.” stamped before chief executive of thriving business firms, some of which she herself started from the ground up. It’s an expanding roster of title, too, as the all-around young entrepreneur plans to eventually try her hand in other industries.
At 28, Shanna us founder of Nexus Real Estate Corp. and Happy Rice Company, managing director of Enjoy Philippines, and local partner for restaurant chain SumoSam. On the side, she also helps out in the family-owned Pacific Pensionne.
“T’m so used to multitasking every day,” she said. Starting her day early, the ever so stylish Shanna would hop from one office to the next, with stopovers in her warehouses and retail shops downtown. And what keeps her going? “It’s the challenges that come along.”
Shanna said she got her enterprising nature from her mother. “My mom had a wholesale dried fish business in Taboan,” Shanna revealed. “She’s very hard working. She trained me at a very young age and she’s the kind who doesn’t settle for anything less. When I got back from Manila, I had to prove to her that I was capable and that she can trust me to handle this and that.”
Two houses
It all started when she had two houses constructed on her family’s idle lands. The units were sold sooner than she expected, paving the way for her career in real estate. Shanna was only 21 years old at that time.
“I ventured into real estate without knowing anything about it. I went around looking for a broker I could talk to, ” Shanna said/ “Even with our rice distribution I used to do door-to-door marketing. I guess it’s all about taking initiative.”
Everything Shanna needed to know about running a business she learned through experience. Today, Nexus boasts of four fully developed residential areas in Minglanilla and in Consolacion while her Happy Rice Company, sole distributor of Doña Rita Premium Rice, has expanded to the entire Visayas and Mindanao.
In 2008, Shanna started Enjoy Philippines, a privilege program that allows members to avail themselves of bargains and discounts from merchant partners. The program traces its roots to Enjoy Shanghai Privilege Card, which Shanna discovered while she was visiting her sister there.
Nexus Real Estate Corp. awards top performing broker and seller
NEXUS Real Estate Corp., one of the emerging players in the local real estate industry, has once again acknowledged its business partners and agents last July 19 with an awarding of vehicle incentives to their top broker and seller for the first half of 2014.
Awarded as top broker was Rose Flaminia of Flaminia Realty, who was given a brand new Toyota Innova and Mally Orge also of Flaminia Realty as top seller, who was given a brand new Toyota Avanza.
The awarding was done during a weekend Open House activity at Kamalaya Dos Subdivision, one of the premier housing projects of Nexus in Tunghaan, Minglanilla.

Cong. Samsam distributes school supplies in barangay Lawaan III
CEBU, Philippines – Congressman-elect Gerald Anthony “Samsam” Gullas Jr. distributed yesterday morning school bags, slippers, toothpaste, and toothbrushes to 1,000 students of Lawaan III Elementary School.
The students also partook in free food.
Assisting the congressman were Shanna Lopez, executive vice president of Nexus Real Estate Corporation, Shamrock owner and Lopez’s boyfriend and Gullas’ classmate, Rainer John Sanchez.
Village chief Deliah Ybañez also supported the distribution.
Samsam hopes his outreach program will continue for so long.
The young Gullas said he plans to introduce livelihood projects and cooperatives to indigent residents in the near future.

Meanwhile, Ybañez thanked the congressman for choosing her barangay as beneficiary of his outreach program.
On other hand, school Principal Ma. Angelica Lauronillo, said Lawaan III Elementary School has a population of 1,402 students, from kindergarten to grade six. She said only the poorest students were chosen to avail of the program.
Lauronillo said her school also suffers from lack of classrooms.
The school has to make use of shifting to get by, with one class starting at 6 a.m. and ending at 12 noon.
The second shift starts at 12 noon and ends at 6 p.m.
The school has 12 classrooms only and kindergarten pupils attend classes at the barangay hall. (FREEMAN)
