Nexus Real Estate Corp. forms subsidiaries to distinguish different market segments

AMID the dynamic real estate scene in Cebu, housing developer Nexus Real Estate Corp. has formed two subsidiaries to cater to contrasting market segments.

Manuel Roleda, the company consultant, presented to the press on Saturday Nexus Prime and Telo, which were incorporated early this year to serve the high-end and middle to low-end market, respectively.

“Early this year, we formed the subsidiaries. We do not want to mix the identity of both (high end and mid to low-end projects)…If we did not establish the split, they would not consider us a serious player,” Roleda said.

Since 2006, Nexus has been focused on developing pocket subdivisions for the middle and low-income segments. Over the years, it has completed seven residential projects scattered around Cebu. It was only last year when the company introduced Amandari, its biggest and premium project to date.

For Nexus Prime, the first project is Antara, a rebrand of the Amandari project, a mixed-use development in Talisay City. Upon completion, the developer will be the first to have built a condominium in the southern part of Metro Cebu, according to Nexus chief executive officer Shanna Louise Lopez.

According to Roleda, they decided to reposition Amandari, which was first marketed as a residential development, to Antara, where it is promoted as a mixed-use project, adopting the tagline, “residential, recreational, possibilities.”

The project sits on a 2.9-hectare property that will house five towers for both residential and commercial purposes.

The multi-billion peso project also aspires to become a lifestyle and leisure hub in the city, with plans to build health and wellness facilities, a commercial strip, and an adventure park.

Meanwhile, the Telo subsidiary will focus on the mid to low-market segments, with Telo Minglanilla, a pocket-size development.

For Antara, Roleda said 90 percent of the 158 condominium units in the first tower has been sold. The five-tower development is expected for completion in five to eight years. While it positions itself as a premium development, unit prices are more affordable than the rest of its peers, the official said. A 24-square-meter unit at Antara is priced at P1.7 million.

Lopez said Nexus will continue to release more projects to the market, and even plans to expand to Luzon in the next years.

The company also dismisses any property bubble in Cebu. “If you build, sell, and leave, then you’ll be afraid of the housing bubble,” said Lopez.

Developers who do differentiate their projects from the rest, she said, should not worry of an asset bubble occurring.

ANTARA: Launched and Rebranded

Launched last January 28, 2016, Antara is now ready to embrace property buyers and investors who want to have the most of their money or have more than just that.

Masterplanned and designed by NEXUS Real Estate Corporation, Antara is the corporation’s flagship project. It sits on a 2.9 hectare property situated on the rolling hills of Lawaan III in Talisay City.

The entire development will feature five mid-rise residential condominiums ranging from 8 to 12 levels with bigger-than-average unit sizes per floor.

Each unit will have its own private balcony allowing owners to gaze on panoramic views of the twin cities of Talisay and Cebu and the Bohol Strait. It will also incorporate a first-of-a-kind adventure park that is about one-third of the entire property.

Antara, however is already a newly-carried brand. From its former name, Amandari, the project was renamed since the name was not totally reflective of its unique elements as it was restrictive to its resident units only. After a series of strategic meetings with board members and senior managers, it was decided to re-brand the project from Amandari to ANTARA, Ms. Shanna Louise T. Lopez mentioned.

“Residential. Recreational. Possibilities,” — that has been Antara’s new tagline in which the first two words basically describe the project’s main components, residential and recreational. The last word, “possibilities”, however “sums up how buyers/investors/guests would like to appreciate their entry into the project. They can be a straight out unit owner, a rental unit owner, a lifestyle hub member, a property speculator, and a lot more,” Ms. Lopez mentioned.

Basically, Antara “leaves it up to the clients’ imagination on how to treat their investment” she added.
“Antara” is an Indonesian phrase which means “in between”. According to Ms. Lopez, the name Antara is more reflective of the multi-dimensional feature of the project.

“We felt that taken together as a whole, our project is the perfect ‘in-between’. It is a real estate unit cum investment instrument cum vacation getaway cum lifestyle hub. What we basically did was to position the project ‘in-between’ so many industries – property development, property leasing, hospitality, leisure lifestyle, investment portfolios, etc. and reflected the familiar elements of these industries to come up with a very unique project proposition,” she explained further.

Property developer re-brands, accelerates project completion

CEBU, Philippines – Property developer Nexus Real Estate Corporation is spending at least a billion pesos to accelerate the completion of its first integrated development project called Antara located in Talisay City.

The company’s chief executive officer Shanna Louise T. Lopez announced that the 2.9 hectare development, positioned as eco-conscious mixed-use enclave, will provide a little over a thousand condominium units for Cebu in the next couple of years.

The five-tower masterplan has recently been re-branded to suit the changing atmosphere in the southern sphere of Cebu with the fast development of the South Road Properties and other pocket economic developments sprouting within the area.

Previously named as Amandari, the company changed its brand to Antara to fit its Balinese themed environment, as well as incorporating living, recreation and anything in between within the development.

“Antara is an Indonesian phrase which means ‘in-between.’ This is more reflective of the multi-dimensional feature of the project,” said Lopez in a press conference.

The entire development will feature five mid-rise condominiums, ranging from eight to 12 floors. About 70 percent of the total number of units will be designed for residential dwellers, the rest are for SOHO (small-office-home-office) buyers

The development will also have hotel and BPO office facilities, she added.

The Antara Adventure Park, which is projected to be the project’s major come-on will be an urban adventurer’s dream, she said adding that the park will feature a zipline, a 1.5 km hiking/jogging trail, hanging bridge, outdoor paintball arena, wall climbing facilities, mini-golf course, kiddie playground and a host of other amenities.

Aside from Antara, Nexus has several residential projects within Metro Cebu, Lopez said the company is looking at expanding its project portfolio for residential and commercial developments in the next couple of years. (FREEMAN)

Model against Mediocrity

Shanna Lopez CEO, Nexus Real Estate Corp.

“Mediocrity is not in my vocabulary. If you want to do something, do it well, do it right and do it on time—there is no other way and I will accept no other way.”

Back in the day, Shanna planned on becoming a lawyer. However, before she could enroll in law school, she decided to help out a little in running their family business. It didn’t take long for her to learn the ropes of selling houses. She knew then that she had found her calling. This led her to helm their property development arm with the aim of turning it into the major industry player that it is now.

Shanna feels that the real estate development is both a business and a vocation as it allows her to provide families one of their basic needs— housing. Being in this business allows her to earn her keep and at the same time, do her share of nation-building. As for her edge in a male-dominated industry, she says it’s her femininity that allows her to give a labor of love to her homeowners by focusing not just on the structural and engineering technicalities of her projects, but the design details as well. This yields houses that exude warmth and coziness that most homeowners look for.

As chief executive officer of Nexus, Shanna leads by example. She creates a vision for the company and works every day to make it a reality. She motivates her employees to give it their best in what they do so that their customers get nothing but the best products and services. She admits being inspired by rags-to-riches stories and people who strive to make a difference in the world however little the means. She also looks up to the likes of chairman Roberto Ongpin, who has made an iconic development that is the island paradise Balesin. Her biggest inspiration though, is her mother and mentor who raised her to be who she is today.

Leading a well-balanced life and spending time with those who matter to her is what brings out the best in her. Loving what you do and committing yourself to excellence in everything you do are some of Shanna’s tips on succeeding at whatever career path you’re on.

Nexus Real Estate Marks Entry into Vertical Developments

(From l-r)) Rainier John Sanchez – Nexus Consultant, Danilo Dira – President and Ceo, DCD Construction, Engr.Wallace Lestano – WDL Consultancy, Shanna Louise Lopez – Nexus Real Estate Corp. CEO, Rosita Te Lopez – Nexus Real Estate Corp. President, Congressman SamSam Gullas, Vice Mayor of Talisay Romeo Villarante, Archt. Michael Torres of ArchiGlobal, and Jesusito Pascual – Nexus Consultant

Amandari recently breaks ground in Barangay Lawaan, Talisay City, Cebu and unveils project scale.

Shanna Louise Lopez, chief executive officer of Nexus Real Estate Corporation, described Amandari to be “first of its kind eco-conscious mixed-use residential development in Cebu.”

It is seen as an iconic multi-tower residential development master planned and designed by ArchiGlobal, one of the country’s top architectural firms.

It sits on a 2.9-hectare prime property, further described to be a pioneer in 21st century resort living in southern Cebu with strong eco-conscious elements, like dedication of 70 percent to open spaces. Says Architect – Torres, Amandari “is artfully interspersed with modern Balinese aesthetic, upturned roofs, Hindu elements.”

The Antara residential buildings will feature an innovative boomerang design, which is earthquake-proof and guaranteed to allow unobstructed flow of crisp mountain air and clear city views from each unit.

Why Amandari is a good investment? Says Lopez it is strategically located, has freedom of space and value for money, and that it espouses green living.

Amandari is located five minutes away from South Road Properties. It is set on land with more open spaces to allow for more outdoor activities as well as utmost functionality of residential units. The low-density units are available in easy-to-own payment terms and options to choose from, and that development will employ use of solar lighting, sustainable approach to development so residents can “live green.”

Environmental responsibility and resource efficiency in developments inspire Amandari to take serious commitment to having a water catchment basin of which rainwater will be harvested fro landscaping and irrigation. Solar streetlamps will also be considered to light the development at night.

Studio units are approximately at 24 square meters; two-bedroom units at 57 square meters, one-bedrom corner unit at 35 sqm, and one-bedroom at 37 sqm distributed in five buildings. Base price for studio units is pegged at Php1.3 million; one-bedroom unit A base price is Php1.8M; one-bedroom unit B is at Php2.1M; while two-bedroom units are at Php2.8M.

Lopez confirmed that 70 percent of the first 158-unit building is already sold.

“Thanks to Flaminia Realty, Leuterio [Realty] and BG [Realty]. The first people I saw when we started eight years ago are still the same people we are working with to make Amandari come true,” Lopez acknowledged.

A 6.5 percent commission rate is in the offing for agents/brokers who can sell over 25 units, this was one of the enticing packages laid out to the sales force. Aside from that, sale of over a hundred units would earn for the agent/broker a brand new car and a chance to join international sales roadshows not only in Asia but in the USA and Europe as well, Nexus Real Estate Corporation vowed.

This is the flagship project of Nexus in the mixed-use residential and recreational development in Talisay, or a stone’s throw from the SRP seen as the next commercial, IT and lifestyle destination of Cebu.

The entire development will feature a commercial strip, five mid-rise residential condominiums ranging from eight to 12 levels with bigger-than-average unit sizes per floor. Each unit will have its own private balconies allowing owners a panoramic city and ocean views. Also incorporating a first-of-a-kind adventure park that will occupy over a third of the entire property.

The commercial strip will have the following retail shops: mini grocery/pharmacy, Laundromat, water refilling station, restaurant, coffee/pastry shop, loading and bills payment station, souvenir shop for adventure park, beauty salon.

It also boasts of a grand and spacious clubhouse aptly called Nusa Dua to reflect its high-end international resort feel and features – grand ballroom, function rooms, restaurants, viewing deck overlooking SRP, business center, daycare center, indoor gym, kiddie pool and infinity pool to stand true to its commitment of “resort-lving” for its unit owners.

Unit owners can opt to have their units rented out hassle free via a Rental Management Option, where a professional team of rental managers will handle the rental and upkeep of enrolled units, guaranteeing a steady income for their owners.

Second, multiple unit buyers will have the option to revise unit’s interior layout and design based on personal preferences. This customization approach ensures that owners will have much say in the final finish of their units.

The biggest difference, however, will be the Amandari Adventure Park. An urban adventurer’s dream featuring a zipline, a 1.5-km hiking/jogging trail, hanging bridge, outdoor paintball arena, wall climbing facilities, mini-golf course, kiddie playground and a host of other amenities.

For those who prefer a more relaxed down time, they can enjoy a full service spa, a meditation pavilion, yoga center, and even small garden plots where they can nurture a green thumb.

The Ubud organic farming plots take inspiration from Balinese “ubud” to mean medicine. It is about the healing powers from the land. The Amandari oganic farm plots will be developed along the community’s periphery.

Schedule of delivery of first tower is by 2018, to put it on a conservative time frame, Lopez stressed. “It will truly be a game changer in the way Cebuanos live and play, and an iconic reminder of our world-class sensibilities,” she further enthused.

Amandari means “peaceful spirits” in Balinese.
